What Is FSBO in Real Estate?

FSBO — For Sale By Owner — means a homeowner is selling their property without engaging a listing REALTOR®. FSBO sellers handle pricing, marketing, showings, and negotiation themselves, though they typically still work with a real estate lawyer for closing. Many FSBO sellers also offer cooperating commission to buyer-agents to widen the buyer pool.

Why sellers go FSBO

  • Save the listing-side commission (typically 2–2.5% in the GTA).
  • Direct control over showings and negotiations.
  • Special situations — selling to a known buyer (family, neighbour, tenant).

The trade-offs

FSBO sellers handle all the work an agent normally does, often with less data and a smaller buyer-agent funnel. A meaningful fraction of FSBO listings end up converting to a listing with an agent after a stalled period — by then, the home is stale on market. Mere-posting brokerages

Mere-posting brokerages put a FSBO listing on the local MLS® for a flat fee — a hybrid that captures MLS® reach without the full-service commission. The seller still handles showings and negotiation; the brokerage limits its role to MLS® entry and minimum compliance.

What buyers should know

Buyer-agents will show FSBO homes that offer a fair cooperating commission. If no commission is offered, the buyer’s agent will negotiate compensation directly with the buyer — sometimes paid by the buyer, sometimes credited from the FSBO seller in the offer.

Do FSBO homes sell for less?
On average, yes — multiple studies suggest a 5–15% discount, though the reasons are mixed (smaller buyer pool, weaker negotiation, stale-listing effect). Mere-posting MLS® access closes some of the gap.
Can I switch from FSBO to a listing agent?
Yes, anytime. Most agents will list a previously-FSBO property; expect to discuss freshness strategy.
Do FSBO sellers still need a lawyer?
Yes — a real estate lawyer handles closing, title, and trust regardless of how the deal was sourced.
