How MLS® actually works

When a REALTOR® lists a property, it’s entered into the local board’s MLS® system (TRREB in the GTA, for example). The listing is shared with all other member REALTORS® — essentially every full-service agent in the area — and pushed to consumer sites like REALTOR.ca and brokerage websites.

What’s in an MLS® listing

• Address, asking price, photos, and listing description.
• Property facts (bedrooms, bathrooms, lot size, year built).
• Cooperating commission offered to a buyer’s brokerage.
• Showing instructions and listing brokerage contact.

MLS® vs. REALTOR.ca

REALTOR.ca is the consumer-facing layer; MLS® is the underlying professional system. REALTOR.ca shows roughly the same listings but with some fields hidden (cooperating commission, certain remarks). REALTORS® see more information through their MLS® login.

Why MLS® matters for sellers

Listing on MLS® is the single biggest reach multiplier in residential real estate. FSBO sellers can use mere-posting brokerages to access MLS® for a flat fee, dramatically widening exposure even without a full-service agent.

Is MLS® the same as Zillow?

No. MLS® is the cooperative source data; consumer sites license or syndicate from it (or from CREA’s data service). Some U.S.-style sites scrape and re-display MLS® data with varying accuracy.

Can a buyer access MLS® directly?

Not the full system. REALTOR.ca shows the consumer view; for the full data feed and recent solds, a REALTOR®-driven search is required.

Are private listings on MLS®?

Pocket and exclusive listings are intentionally kept off MLS®. They’re shared agent-to-agent through other channels.
