Will Real Estate Agents Be Replaced by AI?
Short answer: no, but the agent’s job is changing. AI tools are already faster than humans at search filtering, comparable analysis, document drafting, and routine question-answering. What they cannot replace is fiduciary representation, real negotiation against a counterparty in real time, and the local trust networks that surface off-market opportunities.
What AI is genuinely good at
- Filtering and ranking listings against a buyer’s preferences faster than a human ever could.
- Generating first drafts of CMAs, descriptions, and buyer briefings.
- Answering routine “what does this clause mean” questions before clients reach an agent.
- Pre-screening property photos for staging issues, lighting problems, or missing room types.
What AI cannot do (yet, and probably ever)
Real estate transactions involve fiduciary duty under Ontario’s Trust in Real Estate Services Act — a legal obligation to act in the client’s interest. That responsibility cannot be assigned to a model. A multi-offer night, a counterparty who is bluffing on a repair credit, an inspection finding that requires a judgement call — these still need a human who is on the hook for the outcome.
How serious agents use AI today
We use AI to draft listing copy, summarize disclosure documents, and surface comparable sales faster. The client never sees the model; what they see is faster turnaround, fewer typos, and more time spent on the parts of the job that matter — strategy, negotiation, and showing up in person.
What this means for choosing an agent in 2026 and beyond
Ask the agent what tools they actually use. Ask what they refuse to delegate to software. The answer tells you whether you are hiring someone who has adopted modern workflows or someone who is still printing maps in 2026.
Frequently Asked Questions
- Are AI valuations (AVMs) accurate enough to skip an agent for pricing?
- AVMs are useful as a starting point but routinely miss 5–10% of value because they cannot see condition, finishings, or recent renovations. Use them as a sanity check, not a replacement for a CMA.
- Can I just use AI to write my offer?
- You can draft language, but in Ontario the OREA Form 100 Agreement of Purchase and Sale and the schedules need to match local convention. A misdrafted clause can void protection on financing or inspection. Have a REALTOR® or lawyer review.
- Will AI lower commission rates?
- Commissions in Ontario are negotiable today and will continue to be. Tooling efficiency may shift what services are bundled at what price, but the legal and fiduciary work still has to be done by a licensed person.
