Can You Be a Real Estate Agent and an Appraiser at the Same Time?

Yes, the same person can hold both a real estate licence and an appraiser designation — the two professions are separately regulated. What you cannot do is appraise a property where you are also representing the buyer or seller. Lender appraisals and many third-party appraisals require the appraiser to be independent of the transaction.

Two different professions, two different regulators

In Canada, real estate agents are licensed provincially (RECO in Ontario, RECA in Alberta, BCFSA in B.C., OACIQ in Quebec). Appraisers are designated nationally by the Appraisal Institute of Canada (AIC) as AACI or CRA, and can also hold the Canadian National Association of Real Estate Appraisers (CNAREA) designations.

Where the conflict actually arises

Lender appraisals are commissioned to give the lender an independent view of value. If the appraiser also stands to earn commission on the sale, the report is no longer independent — most lender appraisal panels and the AIC’s Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP) prohibit it.

What dual qualification is actually useful for

  • Pricing advice for sellers, distinct from agency representation.
  • Litigation support and expert testimony in family law or estate disputes.
  • Property tax appeal work, where appraisal evidence is required.
  • Investment underwriting, where comfort with both transactional and valuation lenses is rare and useful.

Practical advice if you’re hiring

If you need an independent appraisal — for a lender, a divorce, an estate, or a tax appeal — hire an appraiser who has no representational interest in the transaction. If you want pricing intelligence as you list or buy, a REALTOR®’s comparative market analysis is the right tool, not an appraisal.

Frequently Asked Questions

Is a CMA the same as an appraisal?
No. A CMA is a REALTOR®’s opinion of likely market value based on comparable sales; an appraisal is a regulated report produced under CUSPAP by a designated appraiser, with much more rigour and legal weight.
Can my REALTOR® recommend an appraiser?
Yes, and many do. The appraiser must remain independent in their work product even if the introduction came from your agent.
Do banks always order their own appraisal?
Often yes for higher loan-to-value mortgages, especially over 80% LTV. The borrower typically pays the cost.
