Can Anyone Go to an Open House in Canada?

Yes — in Canada, public open houses are exactly that: open to the public. You don’t need to be pre-qualified for a mortgage, working with a REALTOR®, or even actively shopping. The hosting agent may ask you to sign in or show ID for security and follow-up purposes, and a small minority of open houses are advertised as invitation-only or buyer-agent-led, but the standard public open house is genuinely open to anyone.

There are practical reasons you might choose to skip an open house — you’re a serious buyer who would rather see the home privately, or you’re a seller in your own neighbourhood and don’t want to be remembered as the curious neighbour — but those are personal calls, not legal restrictions. The Real Estate Council of Ontario (RECO) doesn’t require pre-qualification or an existing agency relationship to attend a public open house anywhere in Ontario.

Why hosting agents ask for sign-in (and what they do with it)

  • Security — a written record of who was in the home during the open, useful if anything later goes missing.
  • Lead generation — the listing agent may follow up to ask whether you have any questions or want to see other comparable listings. You can opt out at sign-in or unsubscribe later.
  • Insurance and brokerage policy — some brokerage E&O policies require visitor logs for any open house.
  • Seller reporting — traffic count and visitor profile (out-of-area, working with an agent, neighbours, etc.) is reported back to the seller as part of the listing service.

When you can decline to sign in — and what happens if you do

You can decline. PIPEDA (Canada’s federal privacy law) means an agent cannot compel you to provide personal information just to walk through a property they’re marketing. The host can, however, decline to admit you in that case — they own the security decision while the property is in their care, and at higher price points many will firmly require either a sign-in or photo ID.

A polite “I’m working with a REALTOR® — here’s their card” usually resolves the question. If you’d rather see the home without the sign-in dance at all, ask your buyer-agent to book a private showing instead. Our buyer-agent page explains how this works at no cost to you.

Closed, broker-only, and invitation-only open houses

Broker open houses are weekday agent-only events — see our broker open house guide. These are not open to the public; the listing agent is using the time to gather feedback from buyer-agents and other listing agents in the area, and unaccompanied buyers are politely turned away.

Some luxury, sensitive, or tenanted listings host invitation-only previews. These are usually advertised differently — RSVP required, address provided after registration, sometimes with a buyer-agent qualification step — and they exist because the seller has a legitimate reason to control who walks through. If you see a listing you want to view that’s being marketed this way, your buyer-agent can request an invitation on your behalf.

Out-of-area visitors, neighbours, and curious lookers

Out-of-town visitors and tourists do attend open houses, particularly in destination neighbourhoods like the Distillery District, Niagara-on-the-Lake, or downtown Vancouver, and they’re welcome — the listing agent simply skips the buyer-qualification follow-up. Neighbours visiting to see what the price tag looks like for their own home are also entirely normal; in fact, neighbour-visit conversations frequently turn into the next listing for that area’s agent.

Curious lookers — people early in a 12-month house-hunt who just want to walk through different floor plans — are welcome too. Most listing agents will treat you exactly the same as a ready buyer; the hour you’re there, you have their full attention. When the seller can legitimately refuse you entry

There are a few real situations where a host can turn you away. Disruptive intoxicated visitors, anyone refusing reasonable security identification, large unaccompanied groups, and visitors who have previously been flagged for behaviour at other listings are all examples. The Ontario Human Rights Code prohibits refusing entry on the basis of protected grounds (race, ancestry, religion, family status, etc.), but security-based refusals are within the agent’s authority.

Frequently Asked Questions

Do I need a REALTOR® to attend an open house?
No. Public open houses are open to anyone, and you can attend without representation, with a buyer-agent, or with whoever you’d like to bring along.
Can the host turn me away from an open house?
They can refuse entry on legitimate security grounds — e.g. if you decline to sign in or show ID and they’re uncomfortable, or if your group is too large to safely host. They cannot refuse entry on grounds protected by the Ontario Human Rights Code.
Will the listing agent try to represent me as a buyer?
They may offer to. If you have a buyer-agent already, mention it at sign-in; if you don’t, you’re free to decline politely. Dual agency rules in Ontario require written consent and disclosure before a listing agent can represent both sides.
Can my kids or my parents come too?
Yes — just be respectful. Supervise children, and let the host know upfront if you’re bringing a larger group than usual. Most agents would rather you bring a parent for a second opinion than not at all.
